The TMM Forum is a showpiece at the Phoenix West innovation site in Dortmund

In recent years, innovative and young companies from the micro- and nanotechnology and IT sectors in particular have settled in the Phoenix West innovation hub. In mid-2020, the Dortmund-based family business TMM completed a highlight on the former Hoesch blast furnace site in the form of the gleaming white, prestigious TMM Forum. The location was not chosen by chance. TMM company founder Prof. Michael Hoffmann worked for the Hoesch Group before becoming self-employed and his decision demonstrates his attachment to an important area of his professional career. The 4th floor, which offers a fantastic view, is home to the TMM family company itself; the 2nd and 3rd floors are rented out to third parties. The first floor houses the foyer hall for events, two conference rooms, a gaming room, a bistro with an outdoor area as well as office units and technical rooms.

The elegant powder-coated aluminum façade frames the building with floor-to-ceiling windows on the 7,400 m² site. The building can be entered from the north and south sides. Visitors then find themselves in a bright 17 m high entrance hall, which connects the rental units on each floor from west to east with architecturally attractive bridges. Wooden parquet flooring, which is used in the entrance hall, the gallery and the bistro, is an example of the high quality of the materials used. Sound-absorbing, high-quality carpeting was used in the rental units. When designing the floor plan, great importance was attached to clear structuring and flexibility. Added to this are good acoustics and first-class technical equipment. The entire building was designed to be barrier-free, including a wheelchair-accessible eight-person elevator. Heating, cooling, air circulation and solar radiation are continuously regulated and adjusted to ensure an optimized indoor climate. Individually adjustable venetian blinds and a ventilation system that supplies preconditioned fresh air to all rooms complement the good climate in the building.  

The overall concept makes it clear that the well-being of the users is a priority for the building owners: Attractive places for meetings can be found on all floors, a fitness room equipped with state-of-the-art equipment is available and a chic bistro with 46 seats and a terrace with a further 40 seats invite people to linger. There is a photovoltaic system on the roof and the building meets the EnEV requirements (KfW 55 standard). There are also 100 parking spaces available.
