Mitte reinvents itself and thrives

Just across from Berlin's iconic Hackesche Höfe in Mitte stands an impressive new development—really a row of three distinct buildings, each with its own character. Designed by Tchoban Voss Architects, the trio is a masterclass in careful composition: three contrasting façades animate the street frontage—two in natural stone, one in clinker brick—creating distinct architectural identities while housing a vibrant mix of offices, retail, and residences. Located in the Scheunenviertel, this neighbourhood pulses with post-reunification energy. Young fashion brands, bars, cafés, galleries, and restaurants create an irresistible blend beloved by young Berliners and visitors alike.

Last December, Berlin's second Apple Store claimed the brightest of the three buildings. With expansive floor-to-ceiling windows and minimalist wooden tables reminiscent of the flagship on Kurfürstendamm, the store is already a landmark moment for the ensemble. The flanking structures feature generous ground-floor retail spaces as well.

Built in reinforced concrete, this three-part complex comprises seven above-ground and two underground storeys, with a setback sixth floor creating roof terraces on both front and rear elevations. Houses 44 and 45 accommodate one- to three-bedroom residences above, while House 43 functions purely as office and retail space. The development totals 15,000 m² of gross floor area. Each façade tells a distinct story: House 43 features a vertical grey-brown natural stone front punctuated by fluted pilaster strips; House 44 showcases pale mocha-cream Portuguese stone; and House 45 displays warm clinker brick. A spacious shared courtyard at the rear provides a peaceful retreat for residents and tenants alike.
