Forward-Thinking Space Solutions at Bochum's Striking Innovation Campus

Rising on the grounds of Bochum's former Opel factory, the Mark 51°7 technology park is taking shape. Here, innoCampus—a Bochum-based developer—has built a striking structure spanning roughly 1,300 m² with approximately 2,650 m² of office and laboratory space. Seven flexible units can be seamlessly connected as needs evolve. The project was guided by Serenus Family Office in its organizational phase and launched through an architectural competition, which Studio Hölscher won decisively. Koschany + Zimmer Projektentwicklung oversaw the technical project delivery.

Anchoring the roundabout approach, innoCampus functions as a defining head building, framing the plaza's urban character while bridging to the southwestern neighbourhood square. The four-storey form asserts itself confidently at the roundabout's edge. A continuous ribbon of windows with strategically varied parapet heights creates an animated, dynamic façade. Closed sections feature refined silver aluminium banding, while bold orange surfaces—marking the entrance and loggias—inject visual energy and identity. The Trespa cladding on the ground floor smartly delineates the garage and external parking from the office realm above. The rooftop terrace, crowned with a pergola, offers respite and weather protection. Barrier-free access flows from Robert-Bosch-Straße, with the stairwell and lift serving two units per floor, while ground and first-floor units connect via an internal stair. This flexible planning strategy allows office configurations of virtually any size and type—single offices, shared studios, or open-plan layouts—each with naturally daylit communication zones. Every office side features a central core housing all service functions. Specialist consultants engineered tenant-specific solutions: one occupant required 165 m² of lab space accommodating multiple test benches and a vehicle. A raised floor with ESD protection lets cars enter directly from the ground-floor garage. The building leverages acoustically optimized low-temperature radiant ceiling panels, with district-level heat pumps drawing on deep-well water from a heritage shaft system. For technology-driven enterprises, innoCampus delivers the ideal ecosystem—one where innovation thrives and the campus concept becomes reality.
