New office and residential building in the heart of Düsseldorf

In the middle of Düsseldorf, between Immermannstrasse, Oststrasse and Klosterstraße, was the Franciscan monastery, whose history goes back around 160 years. When the Franciscans gave up the monastery in November 2014, Pandion seized the opportunity to build a new urban highlight on this historic site. The result is the Pandion Francis - a modern high-rise office building and a high-quality residential ensemble. The 14-storey office building with its chic natural stone façade rises around 50 meters into the sky. The rental units, which can also be combined vertically and flexibly designed, are available from 360 m². A special feature is located above the rooftops of the state capital: a showroom with exhibition and sales space for buyers and partners has been opened on the 13th floor. On the first floor, eatDOORI and beets & roots cater for the physical well-being of future tenants. Well-known companies such as the personnel and organizational consultancy Kienbaum Consultants International, the cosmetics company La Prairie and various law firms have also already moved in. The Pandion Francis residential unit offers a total of 122 apartments - 86 of which are owner-occupied apartments of various sizes from Pandion, with the remainder being realized in price-controlled and publicly subsidized housing. Although Pandion Francis is centrally located, it is a retreat from the hustle and bustle of city life. The private gardens and balconies face away from the street or are protected by the surrounding buildings.

The entire area is designed with urban, high-quality architecture throughout - a vertical orientation of the opening formats and a blurring of the storeys are the leitmotif of all building sections. Cologne-based architects Römer Kögeler Partner Architekten were responsible for this. In the style of historic inner-city high-rises, the address is a solitary building with a differentiated window structure. Two set-back storeys not only form the urbanistic conclusion to its height, but also ensure a high quality of stay in the outdoor area of the uppermost commercial units - and not least a fantastic view over Düsseldorf.
