MIPIM Awards 2025: The Winners Are In
The prestigious awards ceremony took place in Cannes
MIPIM, the global urban festival, has unveiled the eleven winners of the MIPIM Awards. This world-renowned real estate competition recognises the most visionary projects on the planet – from completed developments to those still in planning – that are shaping the future of our cities and communities. The competition attracted submissions from 200 completed or forthcoming projects across 36 countries.
In a fiercely contested race, this year's Special Jury Award – honouring the jury's standout favourite – went to Fuzja (Fusion) in Łódź, Poland, a design by Medusa Group architects and development by Echo Investment Group.
Fuzja (Fusion) is a distinctive mixed-use development in central Łódź, Poland, built on the grounds of a former factory. The project breathes new life into the city's historic textile quarter, spanning 8 hectares with 90,000 square metres of residential, commercial and cultural space. Featuring 22 buildings—15 of which are beautifully restored heritage structures—Fuzja reimagines the industrial core of Łódź as a true "15-minute city".
This year, the jury prioritized projects that advance the future of the built environment while aligning with ESG objectives. The six core criteria were: sustainability, concept originality, architectural excellence, community integration, user experience quality, and economic impact.

· Best Culture, Sport & Education Project: Håndværkskollegiet – The Crafts College, Horsens, Denmark
· Best Hotel, Tourism & Leisure Project: Sky Mirrors, Luzhou, China
· Best Industrial & Logistics Project: Wildflower Film Studios, New York City, USA
· Best Mixed-Use Project: Wonderwoods, Utrecht, Netherlands
· Best Residential Project: The Beehive, Hamburg, Germany
· Best Urban Renewal Project: Fuzja (Fusion), Łódź, Poland
· Best Workplace Experience: Booking.com City Campus, Amsterdam, Netherlands
· Best New Construction Project: The Hive (thehive.amsterdam), Amsterdam, Netherlands
· Best Mega New Construction Project: Entrecampos, Lisbon, Portugal
· Special Jury Prize: Fuzja (Fusion), Łódź, Poland
