A rustic yet elegant villa in dark tones
A villa in dark colors and a rustic look stands in a small village in the district of Ebersberg. The garden also fits in with this style; it is largely left in its natural state without being overgrown. The detached house with granny apartment and outdoor pool stands on a 1,000 m² hillside plot. Due to its location on the slope, the building is semi-buried and has a flat pitched roof in accordance with local regulations. The rustic character is created by the Geopietra cladding, which imitates old natural stone masonry but is made of artificial stone and is applied to the brick first floor, the fireplace and the privacy wall by the pool. The parts of the wall in contact with the ground are made of reinforced concrete. In contrast, the upper floor and the outbuildings - garage and pool equipment - are built in timber and clad with black glazed vertical timber battens.
Just like the exterior, the interior is also unconventional. The spatial program follows the conditions of the plot and, of course, the requirements of the residents. Living takes place mainly on the light-flooded upper floor. The main entrance on the lower level is accessed from the street or the garage. A spiral staircase leads upstairs directly into the large loft-like living area with spacious kitchen, dining area and inviting living area with fireplace. There is a large outdoor terrace with a dining area facing south. One special feature should also be noted. The kitchen surround was painted with Liquid Metal paint by experts. The upper floor is set back on the lower floor. The overhanging ridge of the pitched roof forms a glazed roof over the terrace - you could also say that the roof opens up towards the south. Behind the kitchen is a small guest apartment with a bathroom and WC. There is even space for a gallery above the kitchen as a glazed study. The wooden terrace runs around the house, wider at the front and narrower at the back. The granny apartment is located on the left-hand side of the first floor below. In addition to technical and storage rooms, the master bedroom with a view of the pool and sun terrace is also located here. There is also a sauna adjacent to the large master bathroom. You can jump directly into the pool from the sauna.
