Split-Level Loft

A single-family home that captivates through openness and a dynamic interplay of multiple levels

A family with a child envisioned a modern home featuring open, flowing spaces and generous ceiling heights—particularly in the shared living areas, which they wanted to feel airy and loft-like. Before even purchasing the property, they partnered with Ferreira | Verfürth Architects from Meerbusch, who guided them through the acquisition of a plot in Moers and then designed and realized the home.

Situated in a quiet residential setting at the end of a cul-de-sac, the plot's zoning requirements permitted only single-storey construction. Yet the site's significant grade change—dropping up to two metres—presented both a challenge and an opportunity. Since levelling was impossible due to the neighboring properties' foundations, the architects turned this constraint into an advantage: they used the slope to tuck a light-filled upper level into one half of the building. Through strategic space planning and clever terrain modelling, they maximized the buildable area while respecting all zoning restrictions.

Der insgesamt 204 m² Wohnfläche umfassende Grundriss besticht durch seine klare Gliederung und Zonierung auf mehreren unterschiedlichen Ebenen: Das zentrale und großzügige Entree trennt – auch an der Fassade klar ablesbar – die gemeinschaftlichen Bereiche Wohnen, Essen und Kochen vom privaten Schlafbereich ab. Die beiden Funktionsebenen liegen versetzt voneinander unter dem Niveau des Eingangsbereiches und werden jeweils über eine eigene Treppenverbindung erschlossen. Der private Wohnbereich gliedert sich zusätzlich in einen straßenseitig orientierten Bereich mit den zwei Kinderzimmern und einem Duschbad sowie dem gartenseitig orientierten Elterntrakt, der Schlafzimmer, Ankleide und das Eltern-Badezimmer mit großzügigem Duschbereich umfasst. Das partiell über dem Schlafbereich verlaufende Obergeschoss wird schließlich über eine dritte Treppenverbindung vom Entree aus erschlossen. Es nimmt einen flexibel als Büro oder Gästezimmer nutzbaren Bereich mit Bad auf. Trotz der vier unterschiedlichen Ebenen ist es gelungen, in dem Haus die verschiedenen ineinandergreifenden Funktionsbereiche des häuslichen Alltags abzubilden.

The exterior strikes with a sophisticated dark anthracite plaster façade that complements the surrounding gardens and forest. A crisp white accent frames the main entrance and its aligned terrace—accessible directly from the living area—creating striking visual contrast. The entrance itself makes a bold statement with an exposed concrete ceiling that introduces raw industrial-loft character. A suspended Vibia Halo linear LED light sculpture becomes the first focal point upon entry. The complete lighting concept, bathroom design, and custom built-in furnishings were all conceived by RF Interior Design, the firm's integrated design studio. In the bathrooms, conventional tiles give way to water-resistant Ciré concrete walls and polished concrete floors—design choices that reinforce the home's loft aesthetic.
