Attractive living space

New residential complex with integrated daycare center in Frechen

Living space is in short supply in the Cologne suburbs. A new residential complex in the western neighboring town of Frechen offers additional housing. The new development in a popular and well-connected location on the corner of Toni-Ooms-Straße and Alfred-Nobel-Straße comprises a total area of 5,500 m² of five to six-storey apartment buildings within a perimeter block development. A five-storey daycare center and an underground car park are integrated into the development.

Thenew building ensemble is characterized by its modern, cubic architecture. Built in solid construction with a flat roof, the design commissioned by the housing association GWG Rhein-Erft envisaged a combination of clinker brick, plaster and curtain walling for the building envelope. The new quarter contains 82 apartments for single people, couples and families. It was particularly important to GWG to create living space for larger families. For this reason, apartments ranging in size from 38 to 107 m² were built in the new residential quarter. more than half of which are publicly subsidized. The interiors are high-quality and modern. The well-designed apartments are fitted with oak-style Venyl flooring in the living rooms and ceramic tiles in the kitchen areas. The bathrooms are fitted with white tiled walls, terracotta-colored ceramic tiles on the floors, level-access shower or bathtub, high-quality fittings, wall-mounted toilets with a modern design and wide projection as well as towel radiators. All rental units have spacious balconies or terraces including floor-to-ceiling panoramic windows as well as tenant gardens on the first floor or roof terraces. The apartments are accessible via a total of eight elevators. Residents also have a total of 76 underground parking spaces and 82 cellar rooms at their disposal. In the inner courtyard, there is plenty of space for leisure and recreation in addition to the outdoor area of the daycare center, the tenants' gardens associated with the apartments and a play area.

The new building complex is heated by a combined heat and power plant. "We are delighted that we have not only created attractive living space with our new construction project on Toni-Ooms-Straße in Frechen, but that we can also contribute to easing the pressure on childcare places for the youngest members of our society with the integrated daycare center," explains GWG Managing Director Klaus Pelzer. Mayor Susanne Stupp adds: "Both the apartments and the educational care are urgently needed at this central location." Planning for the major project began in 2017. The ground-breaking ceremony took place in 2020. Completion is scheduled for the 4th quarter of 2023.
